Cutting your cooling bills on Gran Canaria

On the island the challenge is heat, not cold. Strong year-round sun and warm nights push up air-conditioning use, and older 1970s-80s homes with bare, uninsulated walls simply soak up that heat all day and release it after dark.

SATE external wall insulation wraps the building from outside, keeping interiors cooler and steadier and typically cutting cooling costs by 30–50%. Pair it with thermally broken aluminium windows and low-emissivity glazing and the AC works far less hard.

The envelope does double duty in this climate: it also helps keep out the fine calima dust during Saharan storms and protects render and frames from the corrosive salt air that attacks unprotected metal near the coast. An aerothermal system then covers efficient hot water and any heating you need, finishing a package that pays back through lower bills and a more comfortable, lower-maintenance home.

Managing an energy retrofit from abroad

Because SATE, window replacement and aerothermal installs are largely carried out from outside or in defined zones, an energy retrofit is well suited to remote owners.

We diagnose the property by video survey, model the likely savings, issue a binding fixed price and, crucially, handle the Next Generation and Canary Islands grant applications and the before-and-after energy certificates on your behalf, the paperwork that trips up most overseas owners.

During the works your project manager sends weekly photos and progress in English, and we coordinate the comunidad de propietarios in Spanish where the façade is shared. Keys, if needed, come from a neighbour or administrador. Well-applied external insulation and efficient glazing can cut cooling (air-conditioning) costs by roughly 30–50%, depending on the property's orientation, current state and how it is used. We model the expected saving during the diagnosis so you can weigh it against the investment.

For the Gran Canaria climate we recommend thermally broken aluminium rather than uPVC. Under the island's intense UV, uPVC frames yellow and can warp within a few years, whereas UV-stable aluminium with a thermal break resists the sun and salt air while still insulating well.

External wall insulation on a typical home usually takes 2–4 weeks depending on the façade area, access and scaffolding, and it is carried out from outside, so you can normally keep using the property while we work.

Canary Islands regional subsidies and European Next Generation funds may cover insulation, aerothermal systems and envelope improvements. We explain the current programmes, check eligibility and manage the application and the before-and-after certificates.

In the Canary Islands these works are taxed under IGIC, not VAT. Some qualifying primary-dwelling renovation works can use a reduced 0% or 3% rate instead of the general 7%. We verify your case individually.
