In Gran Canaria the terrace is a room you use all year, so it has to cope with year-round sun, occasional heavy rain and coastal salt air. That shapes every material choice. We pave with technical anti-slip porcelain or outdoor stoneware that resists UV fading, stays cooler underfoot and needs almost no maintenance, rather than finishes that crack or turn slippery. Shade comes from bespoke pergolas and porches positioned for the sun's path, and we add outdoor showers, lighting, power points and irrigation to make the space genuinely liveable. Underneath it all, waterproofing is done first: we tank the slab and form proper falls to the drains before tiling, because a terrace that leaks damages the rooms below. The result is an outdoor space that looks good, drains properly and survives the island environment with minimal upkeep, whether it is a private roof terrace, a patio or a communal area.

Terraces are one of the easiest jobs to run remotely, since the work is external and access can usually be arranged without you present. We survey by video or from your photos and measurements, issue a binding fixed price, and let you choose paving, pergola style and lighting over WhatsApp video with couriered samples. Keys come from a neighbour, agent or managing agent, and we coordinate the residents' association in Spanish, important for shared roof terraces and community patios. Throughout, your project manager sends weekly photos and progress in English, and we finish with a watertightness test and a video handover. Many overseas owners have their terrace transformed between visits, arriving to a finished outdoor space ready for the next holiday or the next tenant, without booking a flight to oversee it.
