Gran Canaria's popular apartments and bungalows were largely built between 1965 and 1985, and many still run their original services, galvanised or lead pipework that corrodes and restricts pressure, and wiring that predates today's safety code.
The symptoms are familiar: brown water, weak showers, a panel that trips, too few sockets. Hard water accelerates the wear.

Plumbing and electrical problems have a habit of surfacing when you are not there, a leak reported by a neighbour, or a supply that has been cut.
We attend, diagnose, send photos and a clear explanation, and issue a fixed price you approve remotely. Keys come from a neighbour, agent or managing agent, and we coordinate the residents' association in Spanish.

A full home re-plumb starts from around €1,500, a new electrical panel with boletín from €450, a new lighting point or socket from €60 each, and locating and repairing a leak from €120. After the visit we provide a binding, itemised quote, excluding IGIC.
Yes. We regularly rewire an apartment or upgrade its electrics as a standalone job, running new circuits, replacing the panel and adding sockets with minimal disruption. Where we can, we chase and make good so you avoid a full renovation, and we issue the electrical compliance certificate (boletín eléctrico) on completion.
Yes. After a rewire or a new electrical panel we test the installation and issue the boletín eléctrico, the electrical certificate to ITC-BT code, which you need to update or contract the supply. It is included where the works require it.
Yes. We locate the source of the leak (from €120) and repair it; if there is damp, we treat it, working alongside our waterproofing and damp-proofing service when the cause is a failed terrace or wall rather than the pipework.
