Old pipes and wiring on the island
Gran Canaria's popular apartments and bungalows were largely built between 1965 and 1985, and many still run on their original services. That means galvanised or even lead pipework that corrodes, furs up and restricts pressure, and electrical installations that predate today's safety code.
The symptoms are familiar: brown water after a holiday empty, weak showers, a panel that trips when the AC and kettle run together, and too few sockets for modern life. Hard water accelerates the wear, scaling up pipes and fittings.
We renew pipework in durable modern materials, replace the panel with proper differentials and breakers, and rewire to ITC-BT code with a boletín eléctrico. Whether it is a targeted upgrade or part of a full renovation, bringing the installations up to date removes the risks you cannot see behind the walls, and it is the single most worthwhile thing to do in an older island property.
Sorting installations while you're abroad
Plumbing and electrical problems have a habit of surfacing when you are not there, a leak reported by a neighbour, a supply that has been cut. We resolve them for you without a flight.
We attend, diagnose, send photos and a clear explanation, and issue a binding fixed price you approve remotely. Keys come from a neighbour, agent or administrador, and we coordinate the comunidad in Spanish where a shared stack or supply is involved.
Progress is reported weekly in English, and on completion we send the boletín eléctrico and any certificates by email, exactly the paperwork overseas owners struggle to obtain from a distance. Being able to authorise a proper, certified repair or a full rewire remotely gives non-resident owners real peace of mind about the parts of the home they cannot inspect themselves.

Rewires and re-plumbs are priced by labour, so the gap with the UK is significant. A full house rewire or re-plumb in Britain runs into several thousand pounds once certification is included.
On Gran Canaria a full home re-plumb starts from €1,500, a new electrical panel with boletín from €450, and additional sockets or lighting points from €60 each. You get code-compliant work (ITC-BT) with the proper certificate, not a shortcut, for a materially lower cost.
Because these are the least glamorous but most important upgrades in an older property, the lower cost here makes it easy to justify doing them properly rather than patching. Prices shown exclude IGIC (general 7%, with a reduced 0% or 3% possible on qualifying primary-residence works), which we itemise separately so you can compare accurately with a home-country quote.
