We collect keys from a neighbour, agent or managing agent, and handle the residents' association in Spanish. You choose finishes by WhatsApp video with couriered samples.

A complete renovation starts from around €850/m², rising to around €1,000/m² for a mid-to-high finish and from €1,100/m² for a full gut-to-shell job. An 80–100 m2 turnkey home typically lands between €80,000 and €110,000. After the free survey we provide a detailed fixed quote by line item. IGIC (Canary Islands tax) is not included.
A complete, honest quote covers strip-out, any structural or partition changes, a full re-plumb, a rewire to ITC-BT code with electrical compliance certificate (boletín eléctrico), waterproofing of wet rooms, flooring, tiling, aluminium windows, painting and the kitchen and bathrooms. Watch for cheap quotes that omit installations, waste removal or making-good, then add them later as extras.
A single bathroom runs 2–3 weeks, an 80 m2 flat 6–8 weeks, and a full gut-to-shell renovation 10–14 weeks. We give you a signed schedule before starting and review it weekly against the photo log.
Cosmetic work usually needs only an obra menor or prior-notice filing; structural or façade work needs a Licencia de Obra Mayor. Each of the 21 Gran Canaria municipalities differs and permits take 2–8 weeks. We handle all the formalities for you.
