What a complete renovation quote should include

The biggest cause of renovation overspend is an incomplete quote. A price that looks low often leaves out the installations, waste removal, making-good or the kitchen and bathrooms, which then reappear as extras once the walls are open.

Our binding quote is itemised trade by trade: strip-out and skip hire, any structural or partition work, a full re-plumb, a rewire to ITC-BT code with the boletín eléctrico, tanking of wet rooms, flooring and tiling, thermally broken aluminium windows, painting and the fitted kitchen and bathrooms.

Because we survey properly before quoting and lock the specification in writing, the figure you sign is the figure you pay, unless you choose to change the scope. On the island's older 1965–1985 housing stock, with its lead or galvanised pipework and non-compliant wiring, that up-front honesty is what keeps a project on budget.

Managing your Gran Canaria renovation from the UK

You do not need to be on the island while we work, and most of our British and Irish clients never fly over for the build. From day one you get a personal site-log with weekly photos, phase progress and budget-versus-actual figures.

We collect keys from a neighbour, your estate agent or the administrador de fincas, and we deal with the comunidad de propietarios and neighbour notifications in Spanish so you do not have to. Material choices happen by WhatsApp video walk-throughs of the showroom, with physical samples couriered to you within a few working days.

Everything is handled in English by your project manager, from the initial video survey to the final video handover. When you next land in Gran Canaria, you walk into a finished home.

Renovation costs: Gran Canaria vs the UK

A full gut renovation in London runs roughly £1,800–3,500 per square metre; comparable work in Germany is €1,000–1,500/m². On Gran Canaria a complete renovation starts from around €850/m², and a gut-to-shell job from €1,100/m².

A fitted kitchen that costs £15,000–30,000 in the UK, or a bathroom at £12,000–25,000, is delivered here for a fraction of that, using the same European brands: Roca, Grohe, Hansgrohe, Bosch, Bticino and Mapei.

The headline is simple: your budget buys more specification on Gran Canaria than at home. Quoted figures exclude IGIC, the Canary Islands tax (general 7%, with a reduced 0% or 3% possible on qualifying primary-residence works), which we always break out separately.
