How much does it cost to renovate a flat in Gran Canaria

How much does it cost to renovate a flat in Gran Canaria

Renovating a flat in Gran Canaria costs from about EUR 400/m2 (excluding IGIC) for a partial refresh up to EUR 600-900/m2 for a full renovation. A small 50-70 m2 flat usually sits between EUR 18,000 and EUR 35,000. These are approximate guide figures, excluding IGIC.

Flat renovation prices by scope and size

ScopePrice/m2 (excl. IGIC)50-70 m2 flat
Partial refresh (paint, flooring, one bathroom)From EUR 400/m2~EUR 20,000-28,000
Full renovationEUR 600-900/m2~EUR 30,000-63,000

A typical 50-70 m2 flat lands between EUR 18,000 and EUR 35,000 once you balance scope against finishes; a partial job with kept services sits near the bottom, a full renovation with new services and better finishes near the top.

What affects the price

  • Scope: a partial update (paint, flooring, bathroom) is much cheaper than a full renovation.
  • Surface area and layout: more square metres and more layout changes mean a higher cost.
  • Finishes: flooring, kitchen, bathrooms and joinery drive a large part of the budget.
  • Services: renewing plumbing and electrics is common in older flats.

Worked example: a 60 m2 flat

A 60 m2 southern flat given a full renovation - new flooring throughout, a new kitchen and bathroom, renewed plumbing and electrics, fresh joinery, painting and lighting - typically works out between EUR 30,000 and EUR 40,000 at the EUR 600-900/m2 range. Keep the kitchen and bathroom where they are and choose mid-range finishes and you stay near the lower end of the flat's EUR 18,000-35,000 band; a purely cosmetic refresh (paint, flooring and one bathroom) at around EUR 400/m2 comes in lower still.

Flats for holiday lets

If the flat is intended for a holiday let, it is best to choose durable, low-maintenance finishes and leave it ready to rent. Furnishing and equipment are an optional extra that we can quote separately. Our guide to renovating a holiday apartment covers the finishes and turnaround details that matter for short-term rental.

IGIC on the renovation

In the Canary Islands there is no VAT but IGIC: the general rate is 7%, but renovation of a primary residence may qualify for a reduced 0% or 3% rate if the requirements are met. This is the real tax advantage over mainland Spain. We explain it in our guide to IGIC on renovations in the Canary Islands.

The best way to know the real cost is a visit and a fixed quote. See what is included in our flat renovation in Gran Canaria.
