A typical 50-70 m2 flat lands between EUR 18,000 and EUR 35,000 once you balance scope against finishes; a partial job with kept services sits near the bottom, a full renovation with new services and better finishes near the top.
What affects the price
- Scope: a partial update (paint, flooring, bathroom) is much cheaper than a full renovation.
- Surface area and layout: more square metres and more layout changes mean a higher cost.
- Finishes: flooring, kitchen, bathrooms and joinery drive a large part of the budget.
- Services: renewing plumbing and electrics is common in older flats.
Worked example: a 60 m2 flat
A 60 m2 southern flat given a full renovation - new flooring throughout, a new kitchen and bathroom, renewed plumbing and electrics, fresh joinery, painting and lighting - typically works out between EUR 30,000 and EUR 40,000 at the EUR 600-900/m2 range. Keep the kitchen and bathroom where they are and choose mid-range finishes and you stay near the lower end of the flat's EUR 18,000-35,000 band; a purely cosmetic refresh (paint, flooring and one bathroom) at around EUR 400/m2 comes in lower still.

IGIC on the renovation
In the Canary Islands there is no VAT but IGIC: the general rate is 7%, but renovation of a primary residence may qualify for a reduced 0% or 3% rate if the requirements are met.
