How much does it cost to renovate a flat in Gran Canaria

How much does it cost to renovate a flat in Gran Canaria

Renovating a flat in Gran Canaria costs from about EUR 400/m2 (excluding IGIC) for a partial refresh up to EUR 600-900/m2 for a full renovation. A small 50-70 m2 flat usually sits between EUR 18,000 and EUR 35,000. These are approximate guide figures, excluding IGIC.

What affects the price

  • Scope: a partial update (paint, flooring, bathroom) is much cheaper than a full renovation.
  • Surface area and layout: more square metres and more layout changes mean a higher cost.
  • Finishes: flooring, kitchen, bathrooms and joinery drive a large part of the budget.
  • Services: renewing plumbing and electrics is common in older flats.

Common line items

Demolition and removal, masonry, plumbing and electrics, flooring and tiling, kitchen, bathrooms, joinery, painting and lighting.

Flats for holiday lets

If the flat is intended for a holiday let, it is best to choose durable, low-maintenance finishes and leave it ready to rent. Furnishing and equipment are an optional extra that we can quote separately.

IGIC on the renovation

In the Canary Islands there is no VAT but IGIC: the general rate is 7%, but renovation of a primary residence may qualify for a reduced 0% or 3% rate if the requirements are met. This is the real tax advantage over mainland Spain. We explain it in our guide to IGIC on renovations in the Canary Islands.

The best way to know the real cost is a visit and a fixed quote. See what is included in our flat renovation in Gran Canaria.
