Renovating a holiday apartment in Gran Canaria

Renovating a holiday apartment in Gran Canaria

Renovating a holiday apartment in Gran Canaria means refitting it with durable, low-maintenance finishes, a neutral design that photographs well and a layout built for fast turnarounds between bookings. A flat renovation for this use starts at around EUR 400 per m2 (excluding IGIC) for partial works and reaches EUR 600 to 900 per m2 for a full job. Best of all, you can coordinate the entire project from abroad, even if you live off the island.

The holiday-let opportunity in the south

The south of Gran Canaria - Maspalomas, Playa del Ingles, Meloneras, San Agustin - draws strong tourist demand all year round. An apartment registered as a Vivienda Vacacional (holiday let) and well renovated can deliver an attractive return. See our area page on renovations in Maspalomas.

What to renovate for short-term rental

  • Durable finishes: materials that withstand intensive use and the wear of frequent turnovers.
  • Flush showers: safer, easier to clean and to maintain.
  • Hard-wearing flooring: high-resistance porcelain or vinyl that copes with heavy footfall.
  • Neutral design: a bright, timeless look that photographs well for listings.

Fast turnarounds between bookings

The success of a holiday let depends on being able to clean and prepare the apartment in a few hours. That is why we prioritise easy-to-clean surfaces, robust furniture and solutions that reduce maintenance between guests.

Costs and rental ROI

As a reference (excluding IGIC), a flat renovation runs from EUR 400 per m2 for partial works to EUR 600 to 900 per m2 for a full job; furnishing and equipment are quoted separately. To work out your return, the best step is a fixed quote and a read of our guide to how much it costs to renovate a flat in Gran Canaria.

The IGIC on a rental apartment

There is no VAT in the Canary Islands but IGIC, with a general rate of 7%. The reduced 0% or 3% rate applies only to a primary residence, so an apartment used as a holiday let does not benefit from it. We explain this in our guide to IGIC on renovations in the Canary Islands.

Managing the whole project from abroad

This is our strongest point. We send weekly photos and videos of progress, you have a project manager who speaks English and German, and we work to a fixed price, so there are no surprises while you are not on the island. If you wish, we hand over the apartment furnished and ready to rent.
